About the Project

How it Started

As many self storage investors do, Strickland Construction visited one of the self storage conferences being held in Las Vegas in the Fall of 2022. After meeting with the team at Forge, they were invited to do site tours of other facilities being built by the Forge Building Company in the Las Vegas area.

“Meeting the Forge team, seeing the neatness of those sites, speaking to other facility owners and investors that had worked with Forge, and their competitive pricing made our decision easy,” said Tye Zehner, Project Developer for Strickland Construction. “The entire team at Forge including key members such as planners, drawers, and erectors were able to take Strickland Construction’s vision, and turn it into a reality on time and on budget, the Forge way.”

Project 1: StorTropolis, Olathe, Kansas

The first project Forge built for Strickland Construction was StorTropolis Self Storage in Olathe, Kansas which began in August of 2023. This project consisted of constructing 3 different self storage buildings: one three-story climate-controlled building consisting of 786 units and two single-story drive-up buildings consisting of 36 units. One of the unique features of this project was the large covered pull-through unloading area consisting of 145 x 25 feet. This pull-through area helps to protect the customer from the weather, making the unloading or loading process much more convenient and safer. This project was completed and opened for business on August 16, 2024. When asked about the facility, Tye Zehner, Project Developer for Strickland Construction responded, “When someone walks in and sees the building, they can clearly tell that it was built to an extra high-quality standard, and that’s what sells the building!”

“We were impressed with how smoothly the whole process with Forge was,” said Tye Zehner, Project Developer for Strickland Construction. “From the handling of the sales proposal to the site foremen to keeping the project moving forward, to being able to complete the project on time and budget was super impressive. Because of the follow-through from the bid and budget to onsite coordination and completion, we hired Forge to complete a second self storage project for us in Lenexa.”

Project 2: Lenexa Smart Storage, Lenexa, Kansas

The second project Forge is currently building for Strickland Construction is Lenexa Smart Storage in Lenexa City Center, located in Lenexa, Kansas, which began in April of 2024. This project involves the construction of one 118,560 three-story climate-controlled building consisting of 695 units. It is on track to open later this year.

These two facilities are bringing much-needed storage to the communities in each location.
